Privacy Policy



To complete a lease application, please follow the steps below.


In order for your application to be processed, each applicant, 18 years of age or older, must complete an application and pay a one-time, non-refundable Processing Fee. Dependents under the age of 18 do not need to complete an application. Your application will not be processed without payment of this fee, which you may pay by credit/debit card for the fee only, at the time you submit this application. Payment of the Processing Fee does not guarantee an apartment or that your application will be approved. Please note that you will also be required to provide proof of income, as well as prior Landlord information, as part of the application process. Your application will not be processed until all information is provided.

Viewing an Apartment

Applicants will be required to complete a Guest Card and/or present ID in order to be shown an apartment. Applicants will be shown a model or a vacant (cleaned and prepared) apartment depending on availability. Applicants may be shown a model, particularly if the desired style of apartment is unavailable.


Apartment Availability

Apartments are available to lease when they become vacant. An apartment may also become available when an application is denied or when an applicant cancels his/her move-in. An apartment may be held for an applicant for two weeks upon the completion of a lease application and payment of a non-refundable Processing Fee. If a move-in date is greater than two weeks from the date of application, the applicant's name shall be placed on a wait list. Lease terms may vary. Please contact the community for specific short-term lease premiums.

Apartment Holding Deposit

Some communities may allow an apartment to be held for up to 30 days and require a Holding Deposit to be paid within 48 hours of notification of application approval. If cancellation occurs, after acceptance by Landlord, the applicants will forfeit the Holding Deposit. The Holding Deposit shall be forfeited to Landlord as liquidated damages.

Occupancy Guidelines

Our community follows the US Department of Housing and Urban Development (HUD) occupancy guidelines which are not to exceed 2 persons per bedroom. When applying these guidelines, an infant will not be considered an occupant until reaching the age of 12 months.

If an existing resident household expands due to the birth or adoption of a child, that child will not be included in the per-person occupancy count for one year after the child is added to the household.

Pets are welcome at our community. Residents must adhere to specific guidelines and receive written permission from the Landlord. A maximum of 2 pets are welcome per apartment. Fees and additional pet rent are required and vary per community.


Applicant’s Income and/or Assets
An applicant's income and/or assets must be verified prior to move-in. Additional information may be requested for final approval. A deposit may be required to hold the apartment once the application is approved. Acceptable documentation may include, but is not limited to:

  • Payroll receipts dated within 30 days;
  • Bank statements dated within 30 days;
  • Investment statements dated within 90 days;
  • Tax records dated within 1 year; and/or
  • Court records


Rental Criteria
All occupants, at least 18 years of age, are required to complete an application and, if applicable, pay a non-refundable Processing Fee. This community uses automated credit scoring to approve or decline applications. Credit scoring evaluates all applicants objectively based on real data and statistics. An application may be denied for poor or insufficient credit, insufficient income or assets, negative rental history, or criminal history. Income must be consistent and verifiable. This may include, but is not limited to, salary, interest or dividend income, business income, social security, and court-ordered child support. An applicant cannot pose a threat to the safety of others. Modifications to our business practices required by third-party payers may not be acceptable. Any outstanding balance with the local electric utility must be paid prior to move-in.


Processing Fee

The Processing Fee is non-refundable and does not guarantee that an application will be approved. An application must be complete and the information confirmed. Verification of income and/or assets is required prior to move-in. An Administrative Fee may be required at the time of move-in.


Acceptance and Submission

By submitting an application, the applicant acknowledges that he or she is at least 18 years of age, has read and agrees to all terms of this application, and declares that all responses are true and complete. All application(s) are subject to Landlord’s approval, and the rental rate is subject to change prior to move-in. Submission of an application authorizes Landlord to obtain consumer reports, criminal record information, and other information it deems necessary for evaluating this application, subsequent renewals, and/or collection purposes. Any false statement on an application can lead to the rejection of the applicant's application or immediate termination of the lease agreement.
